Local Requirements

Site Plan

Required in most cases

Existing and Proposed Elevations

Required in most cases

Existing and Proposed Floor Plans

Required in most cases

Existing and Proposed Site Sections and Layout

May be required in cases where this would add to the understanding of the layout

Roof Plans

May be required in cases where there is an alteration to an existing roof

Affordable Housing

May be required where affordable housing is being proposed and for schemes of more than 5 houses

Air Quality Assessment

May be required where development would be likely to result in a materially adverse effect upon local air quality

Biodiversity Survey

May be required in applications involving the demolition of a building, the alteration of a roof or the removal of trees/vegetation

Coal Mining Risk Assessment

May be required for development where the application site boundary falls within the Coal Authority Referral Area

Economic Assessment

May be required where proposals require justification on the grounds of the economic or regeneration benefits that a development would bring, particularly for major developments

Environmental Statement

May be required for EIA development

Flood Risk Assessment

May be required for development within Flood Zones 2 and 3 and in all sites exceeding 1 ha

Foul Drainage Assessment

May be required for development where the development involves the disposal of foul sewage, effluent or trade waste other than by means of a mains connection to a public sewer

Heritage Statement

May be required for development potentially affecting the preservation of any designated or non-designated heritage asset, or their setting.

Land Contamination Assessment

May be required for applications where land contamination can reasonably be expected to be found

Landscape and Visual Impact Assessment

May be required for development that may have a significant effect upon landscape character, or have a significant visual effect within the wider landscape.

Landscaping Plan

May be required where landscaping would be a consideration in the assessment of the application and /or would contribute to the acceptability of the proposal

Lighting Assessment

May be required where new or additional external lighting is proposed as part of any new development.

Noise Impact Assessment

May be required in locations where noise and/ or vibration are likely to have an adverse impact

Planning Statement

May be required for major developments and where the proposal is contrary to policy

Statement of Community Involvement

May be required for major developments

Structural Survey

May be required for all conversions and for any other proposals that would involve significant structural alterations to existing buildings or structures

Sustainability Statement

May be required for major developments

Transport Assessment

May be required for major developments and developments that have the potential to generate significant vehicle movements.

Travel Plan

May be required for major developments

Utilities Assessment

May be required where development involves: the construction of new building(s); or the change of use of existing buildings.

Ventilation and Extraction Statement

May be required for livestock buildings and industrial development

Rural Enterprise Assessment

May be required for new dwellings for rural workers within the open countryside

Odour Assessment

May be required for livestock buildings
